Garden City site plan greenlighted for additions and alterations to existing building

A veterinary medical office is moving forward with expansion plans on Stewart Avenue in Garden City after the Town Board approved an overall site plan at its Tuesday meeting.

The project, submitted by Donna Puccio on behalf of 975 Stewart LLC, involves additions and alterations to an existing building, along with associated site improvements.

The property sits on the north side of Stewart Avenue, approximately 1,347.78 feet west of Merchants Concourse in Garden City. The location places it in the commercial corridor along Stewart Avenue, which runs through the heart of Garden City's business district.

What Was Approved

The Town Board approved a site plan dated May 15, 2024, and last revised August 1, 2025. The plan bears the seal of Christopher W. Robinson, P.E. (License #067519, University of the State of New York).

According to the resolution, the site plan shows:

  • Use, dimensions, types, and locations of buildings and structures
  • Existing conditions and proposed improvements
  • Facilities and improvements required under Section 305 of Article XXXI of the Building Zone Ordinance

The project is classified as Building Application #24-10768.

Approval Process

The site plan received approval from three Town departments before reaching the Town Board:

  • Commissioner of the Highway Department
  • Town Engineer
  • Commissioner of the Department of Buildings

The Town Board's approval came after "giving due consideration to those matters required to be considered" under Section 305 of the Building Zone Ordinance, finding the development "in the public interest."

What's Next

With site plan approval in hand, 975 Stewart LLC can proceed with obtaining necessary building permits and beginning construction. The scope of "additions and alterations" was not detailed in the resolution, so the extent of changes to the existing building—and timeline for completion—remain to be seen as the project moves forward.
